& you can probably tell that I'm different.
I started flipping houses when I was 26. I was bored as hell working as a real estate attorney. I was a drone in a cubicle with 3 bosses, but I didn't care. I learned what I could, started flipping houses, and quit to go full-time in 2015.
Fast forward to today & I've been through it all. Made money. Lost money. A ton of construction management experience... flips, rentals, & airbnbs. I've managed projects from basic C-level rentals to 100k historical rehabs complete with every permit & city inspection.
The internet makes real estate out to be this quick & easy thing when in reality it's not. Partnership disputes happen, you have to fire contractors, hire more contractors to fix bad work, and everything else has to line up perfectly... realtors, buyers, tenants, the market, the weather, etc.
If you follow me on YouTube, you know I give real advice, and don't sugarcoat anything. Unfortunately there are a lot of real estate 'gurus' out there that make it seem like things are easy & quick. They peddle these books & courses that are bland regurgitation of anything you can find on the internet, and aren't an accurate reflection of what an honest investor has learned through experience.
Since I'm interested in growing my brand, I wanted to create something incredible, while doing things different than the rest of the internet. So I decided to teach everything I know in an 9-week intensive format. I structured it a lot like a semester, with homework and a core syllabus.
Available real estate 'education' on the internet only teaches niche topics like wholesaling, and ignores important tactical skill sets. As a real estate attorney, and an investor in every major type of project, I realized that nothing is being taught correctly to new investors. So, I focused on the entire foundational framework that makes a successful investor.
Aside from the program, I put out hundreds of hours of free content on YouTube & Instagram. I do it because I've made plenty of mistakes, and I don't want to see people make the same ones. I've also won plenty... and helping people win puts a smile on my face. (You can follow me @JaredLichtin)
This 9-week real estate investing primer was built for any level of investor. With my foundation as a real estate attorney, investor & contractor, I'm comfortable teaching you everything... title research, records, structuring partnerships, raising money, running comps, finding deals, construction, working with contractors, and financing.
I created the internet's best foundational real estate course... because it didn't exist yet. And even though people told me I should charge a premium, I only decided to charge $600 because I know I could help more people!

Week 1: Understanding Your Market & Goals.
Understand your market & what type of deals to focus on, who to connect with & how to connect with them. I teach you investing basics like how to use Bigger Pockets, identifying your goals, and focusing on deals that make sense for you starting out. We also go through house hacking, buying out of state, property management, Airbnbs, and a ton more. This class is a nice basic primer to get everyone on the same page, but we go through some advanced real estate research principles that will allow you to access better data, and make better, more calculated decisions.
Week 2: How to Find Deals & The Lifeline of a Real Estate Deal.
I go through the entire lifeline of a deal, starting with getting a property under contract, then gravitating into negotiating tactics, offers, counter-offers, contracts, escrow, dealing with real estate agents, getting out of bad deals, home inspections, appraisals, attorneys, HUDs, closings, etc. We will also spend about an hour going into a high-level discussion of how to find deals in any market.
Week 3: Real Estate Finance.
So much to tackle here. For a lot of newbies, real estate math can seem a bit intimidating. I break things down and go in-depth into the financial nuances of amortized mortgages, leveraging w2 or 1099 income, how to connect with private lenders in your market, how to get construction loans, how to qualify with hard money lenders, what hard money lenders look for, and how to get experience on deals without any capital. We take our time practicing together some basic formulas and numbers investors look to hit, for rentals and flips. We cover the strategies on BRRR projects (Buy renovate, rent, and refinance). I show you government loan programs focusing on first time home buyers give you a huge advantage over the rest. And we go through how to find lenders, get your documents in order, and get qualified so you can start offering on deals. I run through all the different types of financing from conventional to private, and at the end of this class, you'll be super confident in your options!
Week 4: Contractors & Construction.
Never get ripped off, taken advantage of, or lose money again! After spending hundreds of thousands of dollars on small to large projects, I show you how to protect your money, find great contractors, and vet them. I show you how to ethically negotiate with contractors, come up with a construction schedule & timeline. Decide who orders materials, and how to price jobs. I will show you exactly what you should pay for jobs like HVAC, electrical, plumbing, drywall, paint, framing, kitchens, bathrooms, and flooring. I'll also show you the best ways to go out there, shake hands, and meet contractors that do great work.
Week 5: Online Auctions & Sheriff Sales.
I've purchased dozens of properties off all the major auction sites. I've purchased them occupied and vacant... with pictures and without. I'll show you how to hedge your bets against finding and winning deeply discounted deals on the three major auction sites. I walk you through step by step, how to set up accounts, bid, and purchase bank owned inventory online. Together, we learn how the auction process works, how they schedule the auctions, and why a ton of wholesalers can't bid on auctions anymore. I have bought plenty of occupied foreclosures... so I'll show you how I buy them occupied, get occupants to agree to cooperate with you, and get access to deals that very few investors would touch! Learn how to protect yourself and never lose an earnest money deposit. I'll show you backwards & forwards how the auction sites & escrow process works.
Week 6: Comps.
I go in depth and show you the proper way to run comps and focus on your project appraising for value. Running comps is difficult and takes time. I show you the best site that I use (no, not Zillow). It's actually a large title company that pays 50k/month for MLS data for their platform. You can take advantage of this for FREE, run comps in minutes, and create really sexy reports that can be basic or super detailed. And most importantly, hone in on exactly how much your project will sell or appraise for once it's complete!
Week 7: Structuring Partnerships & Joint Venture Agreements.
I've had enough partnerships to understand how to execute them the right way, and how to avoid bad ones. In this class, we cover how to structure a real estate partnership legally, who to put on title, how to create an LLC & operating agreement, who handles the money, taxes, accounting, and how to properly collateralize an investment with a private mortgage. We also spend time covering easy ways to find investors, raise money, and make investors feel comfortable with your project. We also go through how to pitch investors, keep track of them, and talk to potential investors. Whether you're structuring a deal with you as the project manager, doing a small project with none of your own money, or partnering up with a capital partner on a 50/50 flip... I cover everything from legal, paperwork, and making sure the partnership goes smoothly.
Week 8: Wholesaling, Marketing & Brand Building.
With all the internet wholesaling courses, I honestly dig into where people are hitting their numbers, and you honestly don't have to get anything under contract. With the influx of internet wholesaling courses, it's pretty simple. You do some marketing, talk to some motivated sellers, get properties under contract, and market them to cash buyers. But how can you get started with very little knowledge, experience, or cash??? I'll show you how to drive for dollars, get quality deals under contract, leverage your connections, and get paid without any money out of pocket. I have wholesaled and bought off plenty of wholesalers, and it can be done in any market! You just have to focus on the numbers, and solving problems. I'll show you how to market your contracts and make quick money.
Week 9 Bonus Week!: Project Management.
After 8 weeks of content I still didn't feel that I dug deep enough into construction, so I decided to add an extra week of content around "Project Management". I've managed probably over 60 projects through to completion. Each one is different, but there are several up front tasks that must happen so you don't set yourself up for failure. We talk about securing the property, scheduling work, expense tracking, material purchasing, getting the city on your side, pulling permits, paying contractors, dealing with subpar construction issues, change orders (when something unexpected comes up that has to be paid for), responding to home inspections, negotiating removal of contingencies, and for the most part... managing people!
